The Design of Kramer Place

Highland and F.A. Goodman Architects set out to create a structure that would respond to the character of the area. Keeping in mind the rich ethnic heritage of Italian Village as well as its industrial past, Ted Goodman and his team of Architects and consultants wanted a building that would do what he calls "remembering". Many Italian Village residents were employed by the railroad or by the nearby Wonder Bread Bakery, Jeffrey Manufacturing Company and the Smith Brothers Hardware Company, from the late 1800s through the Great Depression. The building is intended to act as an architectural transition from the boxy industrial buildings to the south, to the residential-scaled buildings to the north. Therefore, Kramer Place Condominium's facade changes dramatically from south to north, thus re-establishing the 4th Street "edge" of the past. Utility-sized brick and large banks of square windows, emulate the factories and manufacturing plants that stood in the area for over 100 years. The northern portion of the building has lower sloped roofs, dormers, lighter colored brick and accent bands which deliberately and effectively relate to the residential scale of the neighborhood. By combining a variety of materials, textures, details and fenestration, the architecture of Kramer Place Condominiums weaves together industry and artistry, the past with the present.
